University of Waterloo to Double Size of Campus

Back in April you read about the University of Waterloo proposed plans to double the size of campus (Is Waterloo’s Student Housing Market Being Over Built?), and today the news is announced that the plans are moving forward.

This is great news for people who invest in the student housing market here – the demand for quality new student housing will continue to increase for decades. We will need to build even more property around WLU and UW!

From The Record:

Plans are moving forward to double the size of the University of Waterloo campus over 40 years.

Monday, Waterloo council endorsed a subdivision plan that calls for the staged development of the north-west campus, between Westmount and Fischer-Hallman roads. It’s estimated the 73-hectare site could eventually support 9,000 jobs, similar to the research and technology park operating on adjacent campus lands.

Waterloo council will spend $9 million to grade and service the site, as part of a deal to locate a new city library branch and YMCA there.

Vacant lands could be used for research, academic buildings, and housing for students or faculty

We just looked at the growth plans that University of Waterloo has over the next 40 years (Is Waterloo’s Student Housing Market Being Over Built?) - they plan to double the footprint of the campus, adding potentially more than 10,000 new staff to the Unviersity (to accomodate increased enrollment) over the next few decades:

On Monday, Waterloo councillors approved conceptual plans to expand the research and technology park north of the current campus, and also to develop nearby vacant lands in the northwest corner of the campus.

Council also reviewed a university proposal to launch construction of a first phase in its northwest corner. The lands could be used for research, academic buildings, and housing for students or faculty.

“It’s pretty much doubling the size of the university footprint,” Coun. Mark Whaley said. “It’s remarkable stuff.” (originally from The Record)

I was close to UW’s campus this morning, and I had the opportunity to snap a few pictures of the development projects underway on campus.

Is Waterloo’s Student Housing Market Being Over Built?

Last week a real estate investor asked me if I thought that there was too much student housing being built in Waterloo – would all the beds under construction be filled, long term?

Since 2005 a lot of student housing has been built. Like, thousands of beds. An investor represented by Keller Williams purchased over 500 newly built bedrooms, and there have been other groups just as active.

Just down from a 380+ student property, there is a new 500+ student investment property under construction:

This is not the only building going up right now – there are many other properties slated to come online in the next few years.

So – will there be a long term demand for this much housing around the Universities?

Right now, there are approximately 30,000 full and part time students at the University of Waterloo (UW) and about 15,000 attend WLU’s Waterloo campus. Lots and lots of tenants ready to rent your rooms.

WATERLOO — Plans are taking shape to double the built size of the University of Waterloo campus over 40 years.

On Monday, Waterloo councillors approved conceptual plans to expand the research and technology park north of the current campus, and also to develop nearby vacant lands in the northwest corner of the campus.

Council also reviewed a university proposal to launch construction of a first phase in its northwest corner. The lands could be used for research, academic buildings, and housing for students or faculty.

“It’s pretty much doubling the size of the university footprint,” Coun. Mark Whaley said. “It’s remarkable stuff.”

He praised the university founders for creating the school in the 1950s and buying up all the vacant land now proposed for development. “What an amazing foresight these guys had,” he said.

The current research park is expected to expand north onto vacant lands over 15 years, adding as many as 4,000 more employees.

The vacant northwest corner of the campus, between Westmount and Fischer-Hallman roads, is to be developed in phases over 40 years. It could see another 13,750 employees added to the campus payroll.

We’ve seen rents and values of student rental properties steadily increase over the years. With the planned expansion from UW, it looks like this trend will continue for a long time.

A few weeks ago we looked at some student housing under development in Waterloo on King Street (Update on Waterloo Student Housing Under Construction) as well as some recent sales of Waterloo investment properties (Recent Investment Property Sales in Waterloo Region). I want to give you a quick update.

So, last time we looked at the investment property under construction on King Street it was just a hole in the ground, with some preliminary foundation in place.

Well, I was showing an investment property to a group of real estate investors across the street yesterday, and I snapped another shot of the construction site. They’ve made a lot of progress!

This is going to be one big property… over 500 bedrooms for students. It will probably be completed in the next 12-18 months.

Changes coming to licensing of lodging and student rental houses in Waterloo?

The City of Waterloo recently sent out the Lodging House License renewal letter to real estate investors who own licensed student lodging houses in town, and it contains this interesting tidbit:

"City Of Waterloo is currently undertaking a Rental Housing Licensing Review. This may affect the City’s current programs such as the Lodging House Licensing Program and/or The Two Unit Residential Occupancy Inspection Program. The owner should be advised that the outcome of the review may affect the ability of this or any other property to be used for, or licensed for, rental housing purposes."

I was reading a report that CBRE research put out (Canadian Multi-Housing Marketview) that had this image showing some large commercial multi-family transactions in Canada in 2009:

In Kitchener Waterloo, the largest transaction in this sector that sold was the apartment building at 345 King Street, that sold for over $28 million to an investor represented by our firm Keller Williams. It is a student residence, leased exclusively to a university.

Notable Multi Family & Student Housing Transactions in Waterloo

This afternoon I was showing a real estate investor a multi-family investment opportunity, and while we were on the roof, I snapped a few pictures of King St and Spruce Street in Waterloo, Ontario.

In 2009 there were a few notable student rental transactions, mainly brand new construction and development. The pictures above and below illustrate a few examples, including a brand new student housing building under construction on King Street.

Plus, there were also some big sales in February which we previously looked at here Student Rental Market Update – Waterloo, Ontario:

3 properties on Bricker Avenue, directly across from Wilfrid Laurier University (WLU) sold for $8,450,000. There were 143 beds in the 3 properties, and per room revenues were lower than other comparably located properties.

A duplex on Hickory Street , very close to WLU, just sold at $630,000, after being on the market for 30 days. The property is licenced for 10 students.

A 10 bedroom licenced lodging home on Regina sold for $550,000

Two detached 5 bedroom homes recently sold, both for above their asking prices. One sold at $333,500, the other traded at $336,000, 11K above the list price. A client offered on one of these, but we felt the properties were not worth the above list price premium being paid. You have to know when to walk away!
