RED Condominiums in Waterloo Floorplans Released
Momentum Developments Newest Waterloo Development - RED Condominiums – has released floorplans for the six floor mixed use development (retail on the main floor, residential condo units above), and they look good.

Momentum Developments is the firm behind the42 and the BPR Lofts two of the hottest projects in Uptown Waterloo. BPR Lofts recently finished, and the42 is just wrapping up, with the residential condos now registered, and work just finishing up on the exterior grounds & commercial units.
Their new project – the RED Condos in Waterloo at Allen & King, across from the Bauer Lofts - has units ranging from small studio condos (from 528 sq ft) up to a roomy 1931 square foot penthouses on the sixth floor, complete with wrap around terrace.

Momentum Developments held a VIP launch August 31, and they have already sold more than half of the whole building.
1 bedroom + den, and 2 bedroom units are still available.

@melle I’ve seen 570 sq ft units at Kaufman that are usable, the bedroom is separate. Here, its one room – a studio. Small space!
@melle how much rent do you think someone will pay to live uptown, in that A+ location? Small Kaufman units get ~ $2 / sq ft in rent.
@benjaminbach I live at Caroline and Albert with the park as my backyard. I pay a whole lot less than Kaufman renters.

@urban__dreamer me too. There is strong rental demand for smaller units, especially along the King St corridor
@urban__dreamer Good instincts re: studios at RED. They have all sold.
@melle Going back to this, every studio unit at RED (even the 528 sq ft condo) sold on opening night
@benjaminbach A lesson for the investor(s) of the aborted development at King/William, I guess.
@melle yes, they had too few units there, and too big! It seems ppl want location & features, not space, on these sites
@benjaminbach The million-dollar price tag likely had something to do with it.
@melle well, the pricing per sq ft wasn’t that much higher than RED. It’s just that all the units were huge, so the $$ added up
@melle I knew someone who wanted the top floor. But, that 2nd floor unit – 1mil, and you’re 8ft off King? No thank you….
@benjaminbach Yeah, and the Allen Square building isn’t exactly an inspiring view.
