This morning we brought you anecdotal sales figures from the RED Condos in Waterloo launch last night (RED Condos in Waterloo Starts Sales with a BANG) and after meeting with one of the developers this afternoon, I have more details.
Half of the RED Condos in Waterloo SOLD
Momentum Developments, the firm behind RED Condominiums in Uptown Waterloo, had their VIP launch party last night – and what a night it was.
After all the dust settled this morning:
Momentum Developments sold more than half the units at RED Condos.
Every condo under $300,000 sold.
Every Studio condo sold. (Pricing was between 218,900 and 241,900)
Every 1 bedroom condo sold. (Pricing was between 257,900 and 344,900)
All but one of the Sub Penthouse condos (fifth floor) sold.
One Penthouse residence sold.
There is a great selection of 1 bedroom + den units, and two bedroom units left – everything else has been sold.
Purchasers were a mix of real estate investors and residents looking for an Uptown Waterloo condo.
Clearly, people want to invest in Waterloo, Ontario – proving what REIN has been saying for years. (See “Ontario’s Top Investment Towns”) – after all, people who purchased condos at the42 have seen a very good return on their investments (See: Resale prices at the42 Condos in Waterloo).

Anyone have any idea why this project has sold considerably better then Andrin’s City Centre Condos project?
@benjaminbach can they add more 1beds to the mix or does CoW require larger units here?

It would seem the majority of the suites were purchased by the project equity investors before the public even gets a chance at them. How can residential buyers get an edge in securing units before they sell out to those with ties to the project?

The purchasers were a mix of people buying units to live in, and real estate investors buying units.
People who want the best units at the hottest developments need to work with a real estate brokerage that can get them access – this is something we help out clients with.
